The storybook team

While I am on a forced project strike, I thought I might take this time to introduce you to 3 members of our Storybook team that we literally could not go anywhere without.

First up- Rusty.

You first met Rusty during my 2017 New Years post. Rusty is the "before" mascot of Storybook homes. He is a 1998 Chevrolet but has only been with us for the last 13 or so years. Before the odometer light burned out he was running around 230,000 miles (that was in March 2016).

Y'all, the only reason I am going to confess what I'm about to tell you is because I think it clearly demonstrates how much I NEED a project and should not be left alone with free time- I totally went driving around Conway looking for a field of daisies in which to photograph Rusty just for this post. Seriously?!?! In what Universe is that a worthwhile use of time or gas?!?! Thank goodness we don't have any daisy fields because the second part of my plan was to pose all sports-car pin-up style in my Carharrt overalls on Rusty's hood. Luckily the field of weeds I settled on snapped me back into reality.  But not before I took these glamor shots of Rusty:










Before I continue, I would just like to go on record that I am responsible for ZERO of those dents or scratches, thank you very much.

I'm convinced Rusty is a distant cousin of Herbie the slug bug because he truly has a mind of his own. He is constantly coming up with new tricks to ensure my driving experience is never boring. For example, for the past 14 or so months he will randomly throw open the driver's side door while I am driving. The first time it happened I was in the middle of a week-long "While You Where Out" surprise bathroom renovation for Rory while he was away on a mission trip. I had crews working inside my master bathroom from 6 am in the morning until after midnight for 6 days in a row so I thought I was just sleep deprived and forgot to shut the door. It wasn't until it happened again when I was fully alert that I realized it was Rusty's doing and no fault of mine. It has since happened enough times that I have trained myself to drive with 1 hand on the steering wheel and the other hand gripping the window seal to hold it shut (I can't hold on to the door handle because it has started to detach itself from the body of the truck so should the door fly open when moving greater than 10 mph I fear it would rip right off).

He loves an audience. Somehow the ignition always seems to stick in the Home Depot parking lot when we are parked next to a work truck full of men. Rusty knows the only way I can make the key turn over is if I do a little shaking and dancing in the driver's seat or straight up body slam into the steering wheel. I'm not sure who enjoys the performance more, Rusty or the men watching from their vehicles.

He is also quite the host. Each Spring he welcomes a colony of ants to take up residence in the passenger side floorboard and last week he extended the invitation to a family of wasps.

The good news is when you drive a vehicle like Rusty you don't have to worry about anyone trying to steal him. In fact, the only time I have experienced any suspicious activity around Rusty was the time I came outside of an equipment rental dealership and found a man underneath my driver side tire.
Turns out he wasn't lying in wait to steal Rusty or me he was simply zip tying Rusty's front bumper back on. Who knew a simple zip tie could fix a bumper that had been hanging down for over three years?! AND he even gave me a package of zip ties just in case anything else fell off.  Modern day good Samaritan right there folks.  

But my all time favorite memory of Rusty was the time he grew a tomato plant in his bed.  I think he did it just to show me up because that was the year I couldn't get a thing to grow in our real garden.



Next up we have Wonda the Honda.


She is practically a baby at only 184,000 miles.

Wanda is my go to errand car when I don't need to haul tools or my errands take me on the interstate where I'm a little terrified to drive Rusty with the whole door flying open trick. She isn't all that fancy but she gets the job done. Unfortunately, when I am knee deep in a project she gets a lot of Rusty's overflow junk so it's not uncommon for my kids to be seatbelted in on top of leftover tile or riding with a light fixture in their lap. You know it's bad when your youngest kid asks you to drop him off before you get to the official drop off spot so teachers can't see inside your car. 

Until recently Wonda has been a pretty drama free vehicle but I'm thinking Rusty might be rubbing off on her because for the past month or so her trunk won't latch.  I really didn't think much of it until I walked out of Sams on a windy day and was greeted by this:



There was Wanda with her trunk wide open all Loud and Proud for all the shoppers to see. Rory has begged me to take her in to get fixed but I figure I've got better things to do with my time and money so I fixed her myself!


I thought the bungee cord was so much more classy than duck tape. Only problem is, now when I go over a speed bump and the trunk pops open the force of the bungee cord is so powerful it sounds like a cannon is going off from my car.  I am sure the people of Smoking Oaks would really appreciate it if I would go ahead and get her fixed or at the very least find another route home.  

And finally, there is the jeep aka Rory's mid life crisis purchase.    


He's a stud huh? Rhino Lined with a luggage rack and a cool red hook thingy.  We like to refer to him as the "after" mascot for Storybook Homes.  



Now before any of you start thinking "Why does Rory get the nice vehicle while Niki drives the clunkers?" you should know that prior to the Jeep Rory drove Rusty then Wonda while I had the nice ride.  This is the first nice vehicle Rory has ever bought for himself. And he deserves it!  Unlike my job, his job actually brings home a paycheck. 

Honestly, I wouldn't want the thing. Oh sure it's fun to ride around with the top down listening to Florida Georgia Line's "Cruise" cranked way up but I could not handle the added responsibility that comes with driving a jeep. I'm not sure if you know this or not but there is an unspoken pact between all jeep owners that when you pass another jeep on the road your suppose to do this subtle finger wave from your steering wheel. It's kinda like a secret handshake or something and they ALL do it! Well, I gotta tell ya, it stresses me out. I am the most oblivious driver on the planet and am NEVER aware of anything going on around me (half the time I don't even remember how I got to a destination) so I have no doubt I pass other jeeps all the time and don't return the obligatory wave which I'm pretty sure in jeep world is the equivalent of giving someone the finger.  Which I would NEVER knowingly do, although I'm quite confident my driving has been the recipient of a few birds over the years- but hey I wouldn't know because I don't PAY ATTENTION.

Plus when you drive such a spiffy vehicle you tend to draw attention to yourself and not just from other jeep drivers.  I forgot about this side effect last week when Rory and I switched vehicles for the day and I took Cohen to school in my polka dot pajamas.  Yep, couldn't help but notice those stares.  

So there you have it, consider yourself formally introduced.

Too much free time.


tick. tock. tick. tock.

Guys I'm going a little nutso not having a project to work on! I do not do well with stillness. Thank goodness last week was the annual Ranch Hands Gal Corral where I was able to exert a little bit of creative energy toward helping my fellow Ranch Hands convert First Baptist Church's gymnasium into an old-timey movie theater.




Also, last week we (as in the tree company- I was nowhere near the job) took down the ivy infested tree and guess what we found?!?!  There was a HOUSE behind the tree!

Ta-dah! Don't worry the Magnolia is still there. Her skirt did get a little lifted but she is still standing high and mighty.

That was all last week; this week I am back to pacing the floors. Sooooo, I have decided to use my currently unoccupied renovating brain space to think up a plan to convince Rory that we should go ahead and go forward with the Caldwell renovation without a buyer- all while making him believe it is his idea. Here is what I have come up with so far:

1. I could go all "Field of Dreams" on him. After he falls asleep at night, gently whisper in his ear "If we build it they will come" in a British accent. The British accent is critical to the success of the plan to ensure that he associates the subliminal message with the English Manor; otherwise, I fear, we might end up with a baseball field in our back yard. The only problem is when I practice whispering the message it comes out more like a cross between the Lucky Charms Leprechaun and a Pirate instead of British. So I'm a little nervous about what we might end up with.

2. I could offer to cash in all my Christmas, birthday, and anniversary gifts for the next 50 years in exchange for the project.  My hope is that such a grand and selfless gesture will so demonstrate my extreme love and devotion to the project that Rory will be like "Oh Babe, you must REALLY want to go forward with this renovation that you would sacrifice all your gifts for the next 50 years. I can not bare to punish such love and devotion with no gifts.  Not only are we going to get started on the renovation this minute here is a gift just for being so thoughtful and selfless."  

3. Or I could convince him that WE should move into Caldwell! Or, at the very least, list our house at the same time as we list Caldwell and see which one sells first. I think this makes the most financial sense. And oh my goodness, I would LOVE to live at the Manor! I think I'll lead with this plan.


In all seriousness, this decision to wait or move forward with the renovation is a BIG one and we would greatly appreciate your prayers for wisdom in this matter. AND while you're on the subject of Caldwell, if you don't mind lifting up our upcoming design review meeting with the historic district commission next week! I feel like our proposed changes are very respectful and historically appropriate but until we get the thumbs up from the board we couldn't continue with the renovation even if we were ready. So there's that.

The Caldwell Synopsis



Let me introduce you to what I hope will be our next project- 1917 Caldwell.



I say "hope to be our next project" because the only way I was able to talk Mr Thompson into letting me get her was if I promised not to do the rehab until we found her the perfect new family. You see, she is BIG. I'm talking 3500 sq ft, 4 bed, 4 bath, 2 living rooms, 3 fireplaces, BIG. And with my history of over spending and turning a zero profit, it's just too big of a financial risk to do this house on spec. So the "wait to renovate until we find a buyer" plan was the compromise we both agreed on.  
Here's the challenge in this plan- the house is a little terrifying as she sits. Like, I'm struggling if I should even show you pictures because I don't want it to scare anyone away. (Oh, you know I'm totally going to show you the pictures for the sheer entertainment factor the "before pics" will bring to the blog) Now, don't get me wrong! I'm not scared! No, not one bit. This home is in no worse shape than at least half the homes we have worked on and it gifts us soooo much more built-in character than most homes ever did. I'm just nervous the perfect homeowner might not be able to see it's potential awesomeness from it's pre-renovation state.  

Plus another HUGE problem with this pre-sold idea is you know how I feel about control- I NEED to have "it".... all of "it". What if the new homeowner has an OPINION?!?! Could I possibly be so blessed to find another homeowner who has the blind faith that Ms Connie and Joe had to let me make all the design decisions?  Another homeowner who agrees to be locked out of their future home from demo day until the renovation is complete, simply so I can live out my HGTV reveal day fantasies?! Dare I dream?!?! I sure hope so because I accidentally nailed the whole renovation design down in my head with no wiggle room.  Just kidding (well kinda). I do realize that the end game is to create the home of YOUR dreams not mine; therefore, I AM willing to flex the design. I can be flexible. No really, I can!!!

Without giving too much away, I'm going to give you a vague description of the renovation plans as I navigate you thru the current home.  Think of this like reading the synopsis on the back of a book to help you determine if this is the next story for you.  

Although it has been argued she reads Victorian (must be the purple doors), to me 1917 Caldwell screams English Manor.  


Because I can't keep the exterior a surprise, the plan is to replace the rotted wood with hardie board and batten and to do either a lime wash or german smear treatment to the brick to give it a look like this:



And then I'm thinking- donate the doors to UCA and replace with new double doors similar to these:


I'm undecided as to what to do with the brick cutout around the door:


It looks a little lopsided to me, but I can't decide if my eyes are just playing tricks on me. Rory thinks it adds to the character of the home; therefore, his vote is to keep.  

Sadly, the tree in the front has been strangled by ivy and will need to be cut down. But the huge 50 year+ Magnolia trees that flank both sides of this manor will live on. You know, trees of this magnitude are just one advantage of buying an older home vs a new construction... I'm just sayin.  



Ok now for the inside.  Gulp.  

My inspiration for the inside is, without question, Downton Abby but with a modern day less formal twist.  Think- Lady Grantham doing the "Whip and Nae Nae."


Thru the purple doors you enter into the formal living room.



Notice the tall ceilings! At least 12 feet tall. Can you see a beautiful chandelier hanging from that ceiling, with maybe it's twin over the entry?!?!?! Love the moldings around the windows and hope to add additional trim work to this room to make it shine.  

Thru the cased opening on the right, you enter a formal dining room.   


Oh the plans I have for this room. I do appreciate the beautiful wainscoting BUT I want to give it a 21st century feel. Love, love, love the wall of windows in this room. So excited to unleash Donna of Waterhouse Market to find the perfect table for this space- I'm thinking round!

Ok here comes one of my favorite parts! The room that captured my heart and practically wrote the story by itself- the kitchen/hearth room:




This kitchen will be completely gutted but can't you just see a less primitive version of Downton.  





I'm dying to go all out on this kitchen with top of the line appliances AND.... wait for it..... a pot filler!!!  But the new homeowner will get to set the budget on how much I get to spend on kitchen extras so I'm trying to not get too excited.  


Ok, look at that mammoth rock fireplace! I don't know if you can tell in the picture, but it actually comes off the wall in a semi-circle! It is seriously one of the most impressive things I have ever seen in a home. The actual rock is 70s UGLY but I think that is the reason I am so drawn to it- I love the challenge! But here comes the part of the story that could bring you to tears: She may have to go away. Yep, we had a chimney company look at her and they estimated it would cost around $15k to make her functional again- yes that is a 15 with 3 zeros after it!!! OUCH! The only cheaper option would be to put in an electric insert that looks like a fire is roaring on a flat screen TV- um, NO to the freaking way is that happening on my watch! So, Rory thinks the only logical solution is to knock her down, while I, on the other hand, am considering chaining myself to the mantle in protest to her demolition. Because we are at an impasse we have decided to leave the fate of the fireplace in the hands of the new homeowner. (I promise to not cause a scene if the decision is to let her go.)  

Before we leave the servants quarters let me tell you that you will also find a large laundry room as well as a bathroom that will be converted into a large walk in pantry in the space.  


 (That's just a little roof leak that led to floor damage. Nothing for you to worry about.)  


And I know it seems weird to get rid of a bathroom but there is literally another bathroom right next door. And don't worry all you clawfoot tub lovers, that tub will be replacing the tub in the bathroom next door:


Next we have a small bedroom on the main level that would make a sweet nursery for it's proximity to the master bedroom or a great office.



Honestly, every time I think about this room I picture an older gentleman in here writing the next great American novel or studying an old map while wearing a tweed fedora and smoking a pipe.  Oh my goodness I just realized who I have been picturing:


Why yes, Sean Connery, I will sell you this house.  

And last on the downstairs tour is the master suite.  


The master bedroom has it's own private deck. But here comes the exciting part: I want to turn the existing master bath into a huge walk in closet...


And the adjacent library into an awesome master bath.



If the master bath renovation is even half as cool in real life as in my head this master bath will have the magazines a calling.  I'm talking the big ones- Better Homes and Gardens, House Beautiful, Southern Living. etc.  

Let me pause right here for a second to clarify. In my world, whenever someone includes the phrase "in my head" it gives them free reign to make bold statements without threat of sounding arrogant or prideful. It is simply giving you a peak into their fantasy world. It is a judgement free zone. I think you have to dream big if you ever want to achieve big. So I'm ok if you want to believe "in your head" you or your child is the next great Olympian after you complete your first 5K or your child swims across the deep end with no floaties- why not!! I know you have seen this before but I think it illustrates my point beautifully:

Who do you think is going to continue to show up to the exercise class? The person who views themselves as the elephant or the fitness goddess. This is exactly the reason I vowed NEVER to look in the mirror when I use to Zumba. "In my head" I had/have moves like Beyonce, it is only when I accidentally glance at myself in the floor to ceiling gym mirror that I realize white girl can't dance and become too self conscious to enjoy the class or even get in a good workout. You see what I'm saying?? So as long as we have this understanding, I'll continue to share the crazy things that float around "in my head" for your entertainment BUT please if you ever sense this type of arrogance from me in, or about, real life I welcome you to slap some humility into me- deal?!?!

Ok back to the bathroom. Can you just imagine how awesome it will be to have a fireplace IN YOUR BATHROOM!?!?  I mean, hello "Lifestyles of the Rich and Famous."


Of course it will be a "candle burning only" fireplace because chimney man quoted $40k to get this interior smokestack functioning. Sigh.. that chimney appointment was truly a "kill joy" to my fantasy world.  But anyway, it's still going to be cool.  I'd tell you more but "in my head" I star in my own HGTV reality show and I would't want to spoil the dramatic reveal.  

Ok, I'm kinda getting a little tired of myself right now, so I'm just going to give you a brief tour of the upstairs so you can be released back to your own lives.

Upstairs you will find 2 large bedrooms with cute dormer nooks and a weird bathroom that will get a redesign. 




I'm picturing children with smocked rompers and British names like Alister and Abigail living in these rooms orrrrr how fun would it be to set one of these rooms up as a bunk room for all the grandchildren. Oh yes! That, that, that!

OPEN HOUSE


This Sunday, March 12th, from 2pm-4pm is the Donaghey Project Open House! "Why have an open house when the house is already under contract?" you ask. Well, #1 it's always prudent to take back-up offers; but #mainly because it's the time set aside to let my talented staging team shine and sell their wares. I'm telling ya, Waterhouse Market, 33 Vintage, and Redeemed Home Goods knocked it out of the park! They took my crazy World War 1, Irish sheep farm love story and subtly illustrated the story beautifully. I smile every time I walk thru the door. I hope you will too.  

Before I give you a sneak peak of just a few items that will be for sale tomorrow, let's talk about parking. Um... yeah.... I really don't have a great solution for ya. I did call Patty Cakes today and they very graciously said our guests are welcome to park in their parking lot and on the road but please be mindful of the construction area and PLEASE DO NOT PARK IN THEIR GRASS! (That's me yelling NOT Patty Cakes- they were very sweet- ha ha I didn't even plan that pun). Laural Park is also another option. I'm afraid all options will require a little walking- so strap on your fitbit and bundle up. But once you get inside I'll have the heater blowing, refreshments to replenish your energy, and all these goodies (and more) await....























And of course, Rory and I will be hanging out ready to talk to you about our next project. The story is already started it's just waiting for the perfect new homeowner to help dictate the details. As you look around the Donaghey Project just know it started out in worse shape than Caldwell sits now.
